New to Southwest Florida? Your First-Year Pest Control Guide

Welcome to Southwest Florida. The weather is incredible, the beaches are world-class, and the pests are unlike anything you dealt with up north. If you just moved to Fort Myers, Cape Coral, Naples, or anywhere in Lee or Collier County, your pest control needs changed the day you crossed the state line.

This guide walks you through your first 12 months in a Southwest Florida home. Month by month, you will know exactly which pests to expect, what is normal, what is a warning sign, and when to call a professional. Consider it the orientation that your realtor probably did not give you.

Before You Even Unpack: Get an Inspection

Whether your new home is brand new construction or a resale, schedule a pest inspection in the first week. New construction in Fort Myers is built on land that was recently cleared, and displaced pests (especially ants and rodents) flood into the new structure looking for food and shelter. Resale homes may have existing pest issues that were not disclosed or were treated superficially before listing.

January Through March: Dry Season Pests

Southwest Florida's dry season runs roughly from November through April. During this period, outdoor pests like palmetto bugs and ants seek moisture inside your home. You will see more ant activity on kitchen counters and in bathrooms as outdoor water sources dry up.

Late February and March bring the first termite swarm season. Drywood termites swarm on warm, still evenings. You may see winged termites (alates) near windows or light fixtures. A swarm inside your home does not necessarily mean your home has termites; the swarmers may have entered through an open door. But it does mean the conditions are right, and an inspection is wise.

This is the best time to start a quarterly pest control plan. The first treatment creates a baseline barrier before the wet season brings heavier pest pressure.

April Through June: Transition Into Wet Season

This is when pest activity accelerates. Afternoon thunderstorms start in May and bring standing water that breeds mosquitoes. Fire ant mounds pop up across yards as colonies expand with the moisture. Ghost ants and sugar ants become more aggressive indoors.

April is also peak subterranean termite swarm season in Lee County. Unlike drywood termites, subterranean termites cause severe structural damage and require professional treatment. If you see mud tubes on your foundation walls or piles of discarded wings near baseboards, call a pest professional immediately.

If you have a pool cage or lanai, this is when mosquito barrier treatments become worth the investment. Start monthly service by May at the latest.

July Through September: Peak Season

These are the three heaviest pest months in Southwest Florida. Daily rain, 90+ degree heat, and near-constant humidity create a perfect storm for every pest species. Palmetto bugs invade in higher numbers after heavy rains. Mosquitoes are at peak populations. Rodents become more active as mango, avocado, and citrus ripen.

If you skipped setting up quarterly service earlier, you will feel it now. New Florida homeowners who wait until mid-summer to address pests are dealing with established populations that take longer and cost more to control. Prevention is always cheaper than reaction. October Through December: Cool Down (Sort Of)

As the rainy season ends in October, outdoor pest pressure drops slightly. But the mild winters mean pests never fully go dormant the way they do up north. Rodents become more active in the fall as they seek nesting sites for the cooler months. Palmetto bugs shift their movement patterns as moisture levels change.

This is a good time to do a fall perimeter check. Walk around your home and look for gaps in the soffit, damaged vent screens, and gaps where plumbing enters the house. Seal anything larger than a quarter-inch. This prevents rodents from moving in as nights cool down. If you see signs of rodent activity, read our rodent control guide.

Common Mistakes New Florida Homeowners Make

  • Waiting until pests are a problem: In Florida, prevention is not optional. By the time you see a steady stream of ants or hear rats in the attic, the infestation is well established.
  • Over-relying on store-bought products: Florida pests are adapted to common consumer-grade products. Professional-grade treatments are more effective and last longer.
  • Ignoring the attic: Your attic is the most vulnerable entry point for rodents and the most common nesting area. Have it inspected at least annually.
  • Keeping deep mulch beds: More than 3 inches of mulch against your foundation creates a pest highway. Many new homes in Fort Myers communities come with 6+ inches of fresh mulch that is essentially a welcome mat for ants, roaches, and termites.
  • Stacking firewood or debris against the house: This provides shelter and moisture for pests directly against your exterior wall.
